American Fidelity Property Company and Hogan Property Company are assisting American Fidelity Assurance Company, an Oklahoma City-based, privately owned insurance company, and its affiliated entities. The land is adjacent to American Fidelity’s corporate headquarters (approximately 1,100 onsite employees) in north Oklahoma City.

Connecting the city

The mixed-use development is located at the southeast corner of I-235/Broadway Extension and East Britton Road (equidistant between downtown Oklahoma City and Edmond, an affluent bedroom community) with outstanding visibility from I-235/Broadway Extension.


It is located on the east side of the highway and is easily accessible off the service road between Wilshire Boulevard and Britton Road.

Quick drive times

The Half is within 15-20 minutes of most any location within the Oklahoma City metro area and offers convenient access to I-44 (providing further access to I-35 and I-40) and to the Kilpatrick Turnpike.

The I-235/Broadway Extension corridor, which provides direct access to The Half, carries over 100,000 vehicles per day and is the primary artery connecting Edmond and Oklahoma City.

The Half is strategically located south of and adjacent to three large ponds situated between American Fidelity’s headquarters and The Half.

Over one mile of pedestrian walkways and pedestrian bridges are planned around the ponds and within The Half to ensure convenient pedestrian access and overall walkability.

Mixed Use

The Half will include Flix Brewhouse, Chicken N Pickle, and a mix of waterfront restaurants (the current plan envisions 3-4 restaurants totaling 25,000 sf +/-), possible additional entertainment-related spaces, apartments, a hotel and office developments (250,000 sf +/- of office space, in addition to Dolese, is envisioned).

To date, we have commitments from owners and tenants for over $100 million in development costs.
